Bu çalışmada, Eskişehir kentinde açılacak alışveriş merkezlerinin, mevcut alışveriş mekanları üzerindeki olası etkileri araştırılmıştır. Çalışmanın amacı, Eskişehir kentinde birbiri ardına açılacak olan organize alışveriş merkezlerinin açılmasından hemen önceki dönemde, kentin ilk kuruluş yıllarından bu yana süregelen geleneksel alışveriş mekanlarının ve alışveriş alışkanlıklarının tespit edilmesi ve bu merkezlerden ne derecede etkileneceğinin belirlenmesidir. Çalışma giriş ve sonuç bölümleri de dahil olmak üzere dört bölümden oluşmaktadır. Giriş bölümünde, konunun kısaca tanıtılması, ikinci bölümde; alışveriş kavramı ve alışveriş merkezlerinin tanımları, tarihsel gelişimleri, sınıflandırılmaları, yer seçimi kriterleri, tüketici davranışları ve alışveriş mekanlarındaki değişimin nedenlerine ayrıntılı bir biçimde yer verilmiştir. Üçüncü bölümde Eskişehir’deki ticaret eyleminin gelişim süreci , mevcut ticaret bölgesi ve yeni alışveriş merkezleri ile ilgili bilgi verilmekte ve yeni merkezlerin, mevcut alışveriş dokusuna olası mekansal etkileri irdelenmektedir. Sonuç bölümünde ise elde edilen sonuçlar doğrultusunda kentin geleneksel alışveriş mekanlarının değişim ve dönüşüme uğrayarak kimliğini kaybedeceği endişesi vurgulanmakla birlikte bu alışveriş merkezlerinin de tamamen reddedilemeyeceği belirtilmektedir.
Tez çalışmasına başlandığı zamanda, açılacak merkezlerle ilgili somut bilgilere ulaşmanın daha kolay olacağı düşünülmekteydi, ancak merkezlerin inşaa aşamasındaki gecikmeler ve bünyelerinde yer alacak işyerlerinin hangileri olacağı sorularına karşı rekabet ortamında net yanıtlar alınamaması tez çalışmasının argümanlarını kısıtlamıştır. Sonuçlar daha çok saptamalar ve tahminler üzerinden belirlenmiştir. Bu durumun olumlu yönü ise bu konuda ileride yapılacak çalışmalara alt başlık oluşturması açısından önemlidir. Bu çalışmada, 2006 Ekim ayı itibari ile Eskişehir kentinde organize merkezlerin açılmasından hemen önceki durum saptanarak, konu ile ilgili araştırmalar devam ettiği sürece başvurulacak bir kaynak olarak literatüre eklenmiştir.
The topic of this study is to examine the probable effects of the shopping centers which are planned to be established in Eskişehir City in the near future on the existing shopping areas. The aim of the study is to determine the consumation habits and traditionel shopping areas just before the opening of the new organized shopping centers. The study contains of four chapters, including the introduction and conclusion. The introduction chapter briefly explains the topic and the aim of the study and the second chapter contains of the definitions, historical evolution, clasifications and placement criterias of the shopping centers, and outline the factors effecting consumer behaviour. In the third chapter, information about; the evoluation of trade in Eskişehir City, existing trade areas and new shopping centers is given, and causes of the transformation at shopping places and also the probable effects of the new shopping centers on the existing shopping texture is questioned. On the conclusion chapter, in the direction of the findings of this study the worry of city’s traditional shopping areas loosing its identity because of changing and transformation is emphasized, on the other hand the shopping centers can not completely be denied.
At the time of starting to study on this thesis, it was thought that it would be easier to reach concrete knowledge about the opening shopping centers, but the delays on the construction period and being unable to get certain answers for which brands will be on those shopping centers in the circumstances of competition restricted the arguments of this study. The results are rather designated from conclusions and conjectures. The positive side of this situation is, it is important that this study will be a subtitle for the probable studies about this subject in the future. In this study a source that can be appealed to as long as such researches go on, is added to the literature by determining the circumstances at October, 2006 just before the opening of the shopping centers in Eskişehir.
