Antik çağlardan beri farklı uygarlıkların yerleşim yeri olan Eskişehir, Osmanlı
İmparatorluğu döneminde önemini yitirmiş ve 18. yüzyıla kadar durağan durumdadır. 18.
yüzyılda başlayan lületaşı ticareti, 19. yüzyıl sonunda Osmanlı – Rus savaşı sonrası kente
gelen göçmenler ve 1894 yılında işletmeye açılan demiryolu kentin gelişmesine sebep olan
etkenlerdir. Demiryolunun gelişi ile kent, İstanbul, Ankara, Konya arasında konumundan
dolayı ticari bir merkez haline gelmiştir. Bu dönemde demiryolu ile kentte lokomotiflerin
bakım ve revizyonu için bir atölye kurulmuştur. Bu atölye bugünkü TÜLOMSAŞ kökeni
olan “Cer Atölyesi”dir. Cer Atölyesi, kentin ilk sanayi koludur ve deneyimli bir işçi
sınıfının oluşmasına sebep olmuştur. Bu durum Cumhuriyet Dönemi'nde kente kamu ve
özel sanayi yatırımlarının oluşmasına yol açmıştır. Bu dönemin ilerlemeci, modern
yaklaşımı, sanayileşme ile kentleşme sürecini hızlandırmış ve toplumsal hayatı
etkilemiştir.
Çalışma kapsamında, sanayi ve kent ilişkisi ile ortaya çıkan, değişen toplumsal
hayatın gereksinimlerini karşılamak için üretilen fiziksel mekanlar ve bu mekanların
oluşturduğu misafirhane yapı tipolojisi Eskişehir özelinde incelenmiştir. Sosyokültürel
yapı olan TÜLOMSAŞ misafirhane binası örneklemi üzerinden konaklama yapıları
irdelenmiş ve bu yapıların gelişimi işlev, dönem, yapı özellikleri ve yarattıkları sosyal
donatı üzerinden değerlendirilmiştir.
Karşılaştırmalı değerlendirmeler, yerinde tespit ve arşiv araştırmasıyla toplanan
bilgilerin çizim ve yazılı anlatımı içeren tablolar ve grafikler hazırlanarak oluşturulmuştur.
Tez, endüstri yerleşkelerindeki kültürel mirasın bir parçası olan sosyokültürel yapıların
bilinirliğini arttırıp, korunmasına katkı sunması açısından son derece önem taşımaktadır.
Eskişehir, which has been inhabited by different civilizations since ancient times,
has lost its importance during the Ottoman Empire period and was in a stagnant state until
18th cencury. Meerschaum trade started in the 18th century, immigrants who came to the
city after the Ottoman - Russian war at the end of the 19th century and the railway opened
to operation in 1894 are the main factors that caused the development of the city. With the
arrival of the railway, the city has become a trade center due to its central location between
Istanbul, Ankara and Konya. During this period, a workshop was established for
maintenance and revision of locomotives in the city for railway. This workshop is the
“Traction Workshop (Cer Atölyesi)” which is the origin of today's TULOMSAS. Traction
workshop is the first industrial branch of the city and has led to the formation of an
experienced working class. This situation generate the formation of public and private
industrial investments in the city during the Republican Period. During this period, the
progressive, modern approach, accelerated the process of industrialization, urbanization
and effected social life.
Within the scope of this thesis, the physical spaces constructed for the needs of
changing social life and guesthouse building typology formed by these spaces constituted
with the industry – city relationship. Through the case of TÜLOMSAŞ guesthouse
building as a sociocultural building type, the accomodation buildings were examined and
the development of these buildings was evaluated with regards to function, architectural
features within their constructed period and social reinforcement created by themselves.
In the content, the collected data through field survey and archive research were
comparingly evaluated in written and graphical expressions by use of tables, diagrams and
drawings. This thesis is very important in terms of contribution to enhance awareness of
sociocultural buildings in conservation process as a part of cultural heritage in industrial
campuses.
